Delivery Methods/Services

We provide a full range of preconstruction and construction services for private and public sector clients, on both large and small projects. Delivery methods vary, based upon the Client and individual project needs. Detailed below are our preconstruction services and the primary delivery methods we utilize. We can help guide you through these options, based upon our depth of experience with a broad range of clients, project types and each of these methods of delivery.

No matter which delivery method you select, we approach your project as a unique development. Utilizing our skills and decades of successful experience to assess, plan and build, we are always mindful of the specific, individual goals and needs of a project, and ensure that our approach is effective and efficient in meeting those goals and needs.

Preconstruction Services

In the planning and design phases of a project, our services may include:

  • Assist in design and consultant selection
  • Facility assessments
  • Technology assessments
  • Master scheduling, including work phasing and sequencing
  • End-user coordination
  • Constructability reviews
  • Value engineering and cost analysis, including life-cycle costs
  • Conceptual and detailed cost estimating

General Contracting (GC)

Brown Construction provides preconstruction and construction services and self-performs portions of the work. All subcontracts for the project are procured and administered by Brown, and we guarantee the schedule as well as the cost, which is typically contracted on a “lump sum” or “guaranteed maximum” price.

Construction Management (CM)

Brown Construction provides preconstruction and construction services, but does not self-perform any portion of the work. Typically, all subcontracts are procured and administered by Brown and we guarantee the schedule and cost, this is called CM at Risk. If the Client prefers to administer all subcontracts directly (multiple prime), we provide our management services on a fee basis.

Construction Management/General Contracting (CM/GC)

As the name implies, this is a blend of the CM and GC delivery methods. Brown Construction provides preconstruction services as needed, procures and administers all subcontracts for the construction phase of the project, and may self-perform portions of the work.

Design-Build (D-B)

Brown Construction provides all services for planning, design, construction and commissioning of a project. We hire an architect, engineers and all consultants required to meet all of the project needs. This team works closely with the Client from the beginning of the project through commissioning and warranty.

Design-Assist (D-A)

Brown Construction is contracted early in the planning or design phases of a project to work collaboratively with the Client along with the project architect, engineers and other consultants that the Client has hired. Brown performs budget/cost updates regularly throughout the design process to ensure the project can be built within the budget.

Competitive Bid

Completed contract documents are placed out to bid with multiple general contractors, and contract is awarded based upon lowest bid price.

Lease-Leaseback

Brown Construction is contracted to design and build a facility that meets a Client’s specific needs. The builder/developer finances, owns and leases the building back to the Client. Specific terms of the contract vary based upon the project and Client.
