Preconstruction Manager
Position Summary
The Preconstruction Manager leads estimating and preconstruction efforts for multifamily projects delivered through modular and conventional construction methods. This role oversees budgets from concept through GMP, manages risk and value strategies, and ensures a smooth transition to construction.
Reports To: Director of Preconstruction
FLSA Status: Exempt
Key Responsibilities
- Lead preconstruction and estimating for multifamily projects
- Develop conceptual, DD, and GMP budgets
- Manage design reviews, constructability, and cost modeling
- Lead value engineering and risk assessments
- Oversee subcontractor outreach, bid strategy, and scope alignment
- Partner with operations, design teams, and ownership
Qualifications
- 8+ years of preconstruction or estimating experience with a GC
- Experience with multifamily modular and/or conventional construction
- Strong understanding of design-build and negotiated delivery
- Bachelor’s degree preferred
Compensation & Benefits
California Pay Transparency: The anticipated base salary range for this position is $135,000 – $170,000 annually, depending on experience, skills, and location. This role may be eligible for performance-based bonuses and a comprehensive benefits package including medical, dental, vision, 401(k), and paid time off.
