Project Manager

Position Summary

The Project Manager is responsible for the successful delivery of multifamily construction projects, including modular and conventional builds, from preconstruction handoff through closeout. This role serves as the primary liaison between ownership, design teams, subcontractors, and internal construction staff, ensuring projects are completed safely, on schedule, within budget, and in compliance with contractual and regulatory requirements.

FLSA Status: Exempt

Key Responsibilities

  • Manage all phases of multifamily projects, including modular coordination, site-built integration, and closeout.
  • Serve as primary point of contact for owners, architects, engineers, consultants, and municipal agencies.
  • Lead project meetings and coordinate closely with the Project Superintendent.
  • Negotiate and execute subcontract agreements; manage buyout and scope alignment.
  • Develop and maintain project schedules, including modular fabrication, delivery, and set sequencing.
  • Manage project budgets, forecasts, change orders, and monthly financial reporting.
  • Oversee RFIs, submittals, pay applications, invoices, and project documentation.
  • Identify and mitigate project risks; ensure safety, quality, and compliance standards are met.
  • Coordinate inspections, unit turnovers, and final project closeout.

Qualifications

  • Bachelor’s degree in Construction Management, Engineering, or related field preferred.
  • 5+ years of project management experience in multifamily construction.
  • Direct experience with modular construction (volumetric, panelized, or hybrid systems) strongly preferred.
  • Strong understanding of multifamily phasing, inspections, and occupancy requirements.
  • Experience with subcontractor negotiations, budgeting, and cost control.
  • Proficiency with construction management software (Procore, Bluebeam, MS Project, or similar).
  • Ability to read and interpret construction drawings and specifications.

Compensation

California Pay Transparency: The anticipated base salary range for this position is $130,000 – $180,000 annually, depending on experience, skills, and location. This role may be eligible for performance-based bonuses and a comprehensive benefits package including medical, dental, vision, 401(k), and paid time off.
