38 Degrees North, Phases II and III

38 Degrees North Phases II and III is a 202-unit, garden-style community spanning 233,000 SF across ten three-story, Type VA residential buildings, seven of which feature tuck-under parking and rooftop PV solar panels. A two-story, Type VB community building includes a 2,000-SF fitness center, elevator, work pods, offices, a meeting room, and a mailroom.

The 10-acre site offers a pool and spa, an outdoor kitchen with a BBQ and pizza oven, fire pits, play structures, bike lockers, and a 2-acre nature preserve with a pedestrian bridge. The project also includes surface parking with carports and off-site improvements, such as road widening and underground electrical work.
