ANOVA Aggie Square & 400 Aggie Square

ANOVA Aggie Square and 400 Aggie Square make up part of the Aggie Square innovation district, located in the heart of Sacramento near the UC Davis Medical Center campus. Situated on a 1.3-acre infill site along Stockton Boulevard, the project includes a five- and six-story mixed-use residential building and a 3-story commercial building.

The residential component, ANOVA Aggie Square, is a mixed-use, 190-unit, 167,000-SF podium structure with four and five levels of Type III wood-framed apartments over one level of Type I concrete, including 10,000 SF of ground-floor commercial space and 9,000 SF of resident amenities. Amenities throughout the building include a fitness center, business center, leasing office, second-floor game room with balcony, and lounges on each floor. Outdoor terraces and pedestrian connections enhance the walkability of the site and link it to the surrounding neighborhood. The exterior materials—including corrugated metal panels, cement board, plaster, and brick—reflect both the character of the adjacent community and the modern aesthetic of the broader Aggie Square development.

Adjacent to ANOVA is 400 Aggie Square, a three-story, 35,000-SF Type VB structural steel building designed as a lab and office facility that will house the UC Davis School of Veterinary Medicine’s new Veterinary Genetics Lab.

Both buildings are on track to achieve LEED Silver certifications with sustainable features, including solar hot water and rooftop solar panels.
