The Foundation

The Foundation is a vibrant off-campus student community affiliated with California State University, Sacramento, thoughtfully designed across 13.6 acres. This 336,000 square foot development consists of fifteen three-story walk-up buildings, offering 213 apartment units, each with direct garage access combining comfort, convenience, and privacy for residents. At the heart of the community is a three-story clubhouse, serving as a gathering place for students. It features a resort-style pool with a shaded pavilion and barbecue areas, a fully equipped fitness center, and a community kitchen, fostering connection, wellness, and relaxation. Outdoor amenities also include full-size basketball and sand volleyball courts, encouraging an active and social lifestyle.

Infrastructure improvements included utility tie-ins and a strategic upgrade of the existing 8” sewer line to a 12” main. This work was performed with precision to avoid disruption to a critical fiber optic line servicing the nearby 911 emergency call center.
